How To Start To Find Your Dream Home

So, you have been out looking for the home of your dreams and there are so many houses to choose from how do you start? You wonder if prices are going to decrease more and what about interest rates? It can make this decision stressful! Real Estate is an investment for long term anywhere from a year to 30 or more years. Prices will fluctuate over time they will go up and go down so will interest rates. Right now prices and interest rates are at an all-time historically low rate it should be a no brainer; buy. If prices go down and interest rates go up you will pay a higher price anyway.

First, decide on what your needs are how many bedrooms do you need, bathrooms, garage or basement. What type of house do you want a Ranch with no stairs, Colonial with the bedrooms upstairs there are so many styles to choose from? Do you need a large backyard or would you rather a small less maintenance yard what about a pool? Now that you figure out your needs you can now start on the wish list; it would be great if I had a great room or a three season room maybe a Jacuzzi tub. Okay so now you have a list of your needs and wishes this is a great start.

Have you talked with a mortgage broker do you know what you can afford or are comfortable spending per month this will help you to search in the correct price range. Do you know how much insurance, taxes and home owner fees will be per month or per year? When looking for the house of your dreams think about the utilities how much will it cost to run the house the larger the house the larger the bills. Do you want to eat PB & Jelly sandwiches for the first few years to pay for your wish list dream home or are you willing to settle on your wants only and be able to go out to dinner once a week.

There are many things to look at before making that big decision but now you can start to narrow down the houses with your needs and you will find that you started with over 200 homes to look at down to maybe 60 or less. You are getting closer to that dream home how much work do you want to do in the house; a handyman, a little work or move in and unpack. Once you are able to make these choices you can narrow down the search and make it more manageable not so overwhelming.

It is in your best interest to talk to a professional and seek their advice this is a big purchase which can produce great returns in the long term. Don’t depend on family and friends for the facts everyone has a different experience, for expert opinions and facts use reliable source such as professional Realtor, Mortgage Broker or Banker. By now I think you are ready to start the search for Your Dream Home.

5 Things No One Has Told You About Buying A Home

Bear in mind that this article is not designed to scare you out of buying a house. If you shopping for your very first home, you already have the pre-contract jitters, trust me. This is not like buying a sweater and hoping you can return it if it doesn’t fit. A house is a commitment, but it is also security and an opportunity to take property and make it your own. That said, here are five things you probably don’t hear with regards to buying a home.

1) It may cost more to maintain your home than to buy it outright. Depending on the type of mortgage you get for the home you buy, you could end up paying more than the actual price settled on for your home. As time passes, though, you may need to renovate rooms or make necessary fixes to ensure your house is always in top shape. Add on monthly bills for utilities and the occasional decor improvement, and the cost of living where you are adds up. Of course, many of these payments are inevitable no matter where you live.

2) You should already think about the resale value, even if you’re not going anywhere. Not everybody’s first home is the only home. Younger homeowners may consider the first purchase a “starter” in hope of selling and moving to a larger place as the family grows. If you don’t plan to go anywhere, though, you should still look at your home as a potential seller. Circumstances in your life may cause you to think about moving – marriage, divorce, job transfer – so don’t neglect the resale value of your house.

3) The climate of your neighborhood could change over time. Why did you choose the house you occupy now? Location was likely a factor, and certain neighborhoods offer great incentives to home buyers. However, the economy can change the landscape of an area – a major corporation could close, or a severe hurricane could touch ground. This can change the economic status of where you live, so keep that in mind.

4) You may be obliged to join a home owner’s association. Some neighborhoods have active organizations to ensure harmony among residents and low crime. Getting involved in your HOA is a good way to meet people and get to know your area, but bear in mind this organizations often operate through volunteerism. If you have the time to spare, you may be asked to give it for a good cause.

5) Buying a home is well worth the investment. You may gripe when more bills than checks show up in the mail, but at the end of the day it is satisfying to know that you own the roof over your head and can paint the walls any color you like.
